November 2010 - Worthington Homes and Condos for Sale/Sold

The trends for the Worthington, OH real estate market continued to move downward in November despite the continuation of very low interest rates.  The buyer's that are out there in the market currently are really taking advantage of the 'perfect storm'.  The three aspects of that storm are the historically low interest rates (the lowest in generations),  low/falling prices and little to no competition when bidding on homes.  This makes the stakes for getting someone home sold even higher.  Some sellers have begun to take advantage of this by realizing the drop in prices on their home for sale make the discount they will get on their purchase worth it.  The savings to a seller on their purchase when considering the drop of the price and the savings on the current rates versus the rates when they purchased their current home is enormous and definitely worth considering.

The trends of Worthington, OH Real Estate are similar to that of the overall market of Columbus, OH. As you can see the trends in the Worthington market mirror that of the overall market. As you can see there was a large increase in the pendings during the last month of the tax credit (April 2010) and a significant rise of home sales in the month of May following that increase in pendings from April. This graph also shows the idea that we didn’t really increase sales much over last year with the tax credit but simply "sold ahead" a couple of months. Once August numbers come out it should give us a clearer picture of how many months we sold ahead and if we are back into a normal market. The one thing that we do see is that the inventory in Worthington is the highest it has been in the last 15 months which is a sign that the sellers feel this is a better time to buy, it remains to be seen whether the currently low rates are going to be enough to get many buyers "off the fence" before the slower winter season kicks in.
